Apartment Pricing

 

 

The apartments are available to purchase off plan. In essence this means that you have the opportunity to purchase the apartments before they are built. In return for purchasing in this way the buyer receives a reduction in the purchase price, in this case 15%. All of our prices have been based on the current going rate for apartments within the area. In addition to the off plan discount we are offering a further 10% discount to the first four apartments sold. The price of each apartment and comparison of prices for discounted, off plan and full price options are illustrated in the table below:

Legal fees & Taxes.

 

Allow approx 3% of the purchase price to cover legal fees and other related expenses.

 

 

The apartment sizes include a percentage of the shared common land of the development. The actual living space is indicated in the description of each apartment. All prices will be reviewed on a regular basis to reflect inflationary increases to the construction costs. Reservation of an apartment will fix the purchase price at the price quoted at the time of reservation.

   

 

Payment terms

 

Estimated construction period: 10 months

 

 

Protection of Interests

 

All contracts have been negotiated on a fixed price basis.

Staged construction payments with no upfront payments. i.e the construction company is only paid upon completion of agreed stages of the build.

The development will be managed by an independent Bulgarian Project Manager

Construction works will not commence until the first four properties have been sold.

If the construction has not started within 12 months of reservation the purchaser will be given the option to withdraw and the reservation fee will be returned in full with interest based on the interest rate paid on the UK holding bank account.

 

 

Land Ownership

 

It is currently not possible for foreign nationals to purchase / own land in Bulgaria. However, it possible for companies to purchase and own land and foreign nationals usually create a company to allow them to do so. However, when buying an apartment it is not essential to purchase the land. We have decided to offer a flexible approach to all buyers regarding this issue. We will sell the apartments with or without the land at no extra cost at the discretion of the buyer. If you decide to purchase an apartment and take up the offer of taking a percentage of the land then it will be necessary to set up a company and you will be responsible for paying the relevant local taxes based upon the percentage of the land that you own. Charanjo will be able to organise the set up of your company through our Estate Agent. If you decide to purchase an apartment without the land Charanjo will be responsible for paying all local taxes. Any such taxes paid by Charanjo will be recouped through adjustment of the maintenance fee charged for the maintenance of all shared services.

 

Whilst the option of buying an apartment without the land may not sound like a good deal it is worth comparing it against similar purchases in the UK or other countries. When purchasing without the land you still become the title holder of the property. All real estate transactions are perfomed in front of the Bulgarian Notary who registers the sale. Future development of a site can only proceed upon the agreement of all parties that own properties built on that site.

 

Apartments can be purchased by individuals, couples, groups or syndicates all of whom can be entered on the title deed. The option of purchasing an apartment through a syndicate makes the possibility of owning a holiday home much more achievable for most people and can often be a sensible option as unless you intend to retire to the country it is unlikely that you will personally spend more than one month there each year. The summer holiday period typically runs from the start of May through to the end of September ( 5 months ) making a share agreement a good possibility.

 

Purchase can be arranged either in the UK or in Bulgaria, although we would strongly recommend that you visit the country and area before committing to a purchase.

Maintenance

 

An annual maintenance fee will be charged to all apartment owners to cover the provision and maintenance of essential services. The maintenance charge is based on the size of the apartment and is currently set at 5 Euro’s / m2 / annum. The actual maintenance charge will be adjusted to account for ownership of the land and individual payment of certain local taxes,

Payment of the maintenance fee is compulsory and includes the following services:

  • Buildings insurance,

  • Septic tank cleaning,

  • Pool cleaning and treatments,

  • Waste disposal

  • Local government taxes ( optional re land ownership explaination)

  • Garden Maintenance
  • Cleaning of all common areas
